Terms of Service

1. Acceptance of Terms

By accessing or using LandLordSpan (“the Service”), you agree to be bound by these Terms of Service (“Terms”). If you do not agree to these Terms, do not use the Service. These Terms apply to all visitors, users, and others who access or use the Service.

2. Description of Service

LandLordSpan provides a property management platform that allows landlords and property managers to track tenants, manage rental payments, handle maintenance requests, create lease agreements, store documents, and communicate with tenants. The Service is provided on a subscription basis with Free, Pro, and Team tiers.

3. User Accounts

To access certain features, you must create an account. You are responsible for:

  • Providing accurate, current, and complete registration information
  • Maintaining the security of your password and account credentials
  • All activities that occur under your account
  • Notifying us immediately of any unauthorized use of your account

You must be at least 18 years old to create an account and use the Service.

4. Subscription Plans & Billing

Free Plan: Limited to 2 properties with basic manual features. No payment required.

Pro Plan ($12/month): Unlimited properties, online rent collection, document storage, tenant portal, screening, inventory, proactive maintenance, backup restore, and reporting tools.

Team Plan ($35/month): Everything in Pro plus public listings, applications, messaging, custom branding, multi-user access, API access, activity logs, and priority support.

All paid plans are billed monthly in advance. You may cancel at any time; cancellation takes effect at the end of the current billing period. No refunds are provided for partial months.

We reserve the right to change pricing with 30 days' notice. Price changes will not affect your current billing period.

5. Acceptable Use

You agree not to:

  • Use the Service for any illegal purpose or in violation of any laws
  • Upload or transmit viruses, malware, or malicious code
  • Attempt to gain unauthorized access to other users' accounts or data
  • Use the Service to harass, abuse, or harm others
  • Resell, sublicense, or commercially exploit the Service without authorization
  • Interfere with or disrupt the Service or its infrastructure
  • Use automated means (bots, scrapers) to access the Service without permission

6. Intellectual Property

The Service and its original content, features, and functionality are owned by LandLordSpan and are protected by international copyright, trademark, and other intellectual property laws.

You retain all rights to the data you upload to the Service. By using the Service, you grant us a limited license to host, store, and display your data solely for the purpose of providing the Service to you.

7. Third-Party Services

The Service integrates with third-party services including Stripe (payment processing), Supabase (database and authentication), and Resend (email delivery). Your use of these services is subject to their respective terms and privacy policies. We are not responsible for the practices of third-party services.

8. Limitation of Liability

THE SERVICE IS PROVIDED “AS IS” AND “AS AVAILABLE” WITHOUT WARRANTIES OF ANY KIND, EITHER EXPRESS OR IMPLIED. LANDLORDSPAN SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES ARISING FROM YOUR USE OF THE SERVICE.

Our total liability for any claim arising from these Terms or the Service shall not exceed the amount you paid us in the 12 months preceding the claim.

9. Data Backup & Export

Pro and Team plan subscribers may export their data at any time via the Backup feature. We recommend regular backups. While we maintain reasonable safeguards, you are ultimately responsible for maintaining copies of your important data.

10. Termination

We may terminate or suspend your account immediately, without prior notice, for conduct that we determine violates these Terms or is harmful to other users, us, or third parties.

Upon termination, your right to use the Service will immediately cease. You may export your data before termination if your account is in good standing and you are on a Pro or Team plan.

11. Changes to Terms

We reserve the right to modify these Terms at any time. We will notify users of material changes via email or through the Service. Your continued use of the Service after such modifications constitutes acceptance of the updated Terms.
